Most of our property work has been with building inspection and building consultancy businesses: pre-purchase inspections, defect and dilapidation reports, construction progress reports and similar services where the product is a qualified person's judgement, delivered on time.

Some of these businesses work mainly with home buyers. Others deal with strata managers, builders, lawyers or insurers, who may come back several times a year. The marketing for each looks quite different, even when the inspection itself is the same.

How people choose an inspector

For a pre-purchase inspection, the decision often takes less than a day. People search on their phone with the suburb or the type of property, open two or three results and call whoever looks able to help in time. Price matters, but so does a clear answer to “can you do Thursday?”

Other work moves more slowly. A strata manager arranging a defect report, or a lawyer looking for an expert witness, will compare credentials, sample reports and experience before getting in touch. They read the website properly and often come back more than once.

Most businesses in this sector have both kinds of customer. Three things tend to shape the marketing either way.

Location decides the lead

A booking from a suburb you don’t cover is worth nothing, and a long drive can turn a good job into a loss. Campaigns, landing pages and your Google Business Profile should all reflect where you actually work.

Most enquiries are calls

People working to a deadline pick up the phone. Without call tracking, the campaigns producing the most bookings can look like they’re producing nothing.

Trust gets checked fast

Reviews, accreditations, a sample report and who will actually do the inspection. People look for these in the first minute, often before they read anything else.

Search ads are usually the quickest way to reach someone who needs an inspection this week. We build campaigns around each service and the suburbs you cover, leave out the areas you don’t, and run ads during the hours someone can answer the phone.

Search terms get checked often. Inspection keywords pull in job seekers, DIY questions and people after council certificates, and that spend adds up quickly.

Organic search does the slower work. That means a page for each type of report, location pages that say something real about the area, and a Google Business Profile with current reviews and photos.

For consultancy work, pages that explain the process, such as what a dilapidation report covers or how long a defect report takes, help the more careful buyer decide.

A lead only counts if it’s in your area, for a service you offer, at a time you can do it. We track calls and forms back to the campaign and page, and judge each channel on booked inspections rather than enquiry numbers.

When people ring the next inspector on the list, the first few minutes after an enquiry matter. A CRM can send an SMS straight away, pass the lead to whoever is on duty, flag quotes that have gone quiet and ask for a review once the report is delivered.

A property inspection business we worked with over several years.

Tyrrells Property Inspections

Tyrrells had been inspecting properties since 1983 and had grown mostly through directory listings and personal recommendations. We worked with them on SEO, Google Ads and Facebook ads, using illustrations and video to explain inspection problems in plain terms, and rebuilt the website with a mobile-first approach.

Dashboards were used to qualify leads and to see how well phone enquiries turned into jobs. The case study reports calls up 50% year on year and sales from leads up 15% (2021).
